Kingsway, the M62 and what that does to the technology

Rochdale's economic story over the last two decades has been about location. Kingsway Business Park, sitting next to the M62, brought in large-format distribution, manufacturing and logistics operations at a scale the older town-centre estates never could. The Metrolink extension put the town on the Manchester tram network, changing the commute. Older industrial areas around Castleton, Heywood and the town itself still carry a substantial engineering and textiles-derived manufacturing base.

Distribution and production sites need a different technology conversation than an office does:

• Service levels are the point. For a site where picking stops when the network stops, the meaningful comparison between connections is the fix-time commitment, not the speed. • Failover should be automatic, not a phone call. A second connection on a different medium - a leased line with broadband backup, or fibre with 4G failover - that switches over without anyone noticing is the standard worth aiming at.
• Warehouse wireless is a design job. Racking moves, stock absorbs signal, and metal reflects it. Access points placed by eye do not survive contact with a full warehouse. This is one of the jobs that genuinely needs someone on site.
• Shift patterns should drive call routing. If your operation runs beyond office hours, the phone system should know that without anyone remembering to change it.

Getting new lines and connections into a site

A recurring frustration in the Kingsway and M62 area is lead times. Businesses take a unit, plan a move for six weeks' time, and discover that the connectivity they need has an install window measured in months.

The rule of thumb we would give any Rochdale business taking new space:

1. Order connectivity before you order anything else. It has the longest lead time of anything in the move.
2. Check what is already in the building. Existing fibre, existing ducting or a previous tenant's leased line can turn a twelve-week job into a three-week one.
3. Do not assume the landlord's provision is adequate. Multi-tenant units frequently share a connection sized for the building's original occupier.
4. Get a temporary answer ready. A 4G or 5G service can keep you trading for the first few weeks. It is not a permanent solution and it should not be sold to you as one.

Get the list from the bills rather than from memory, walk each site, and then design once and roll out in a sequence that puts the riskiest site first while there is still time to fix surprises.
